The county line is not where the money goes.
Most buyers focus on the mortgage payment. Experienced buyers and investors focus on the total cost of ownership — and in North Texas, property taxes are often the biggest variable nobody talks about honestly until after closing.
Denton County has no hospital district and no community college district. That structural difference saves homeowners $675 to $1,350 per year on a $450,000 home compared to Dallas or Tarrant County — before you even look at the ISD rate. But within Denton County, the range is enormous. An established Argyle neighborhood can carry a combined rate of 1.36% while a new master-planned community three miles away in a MUD zone might hit 3.0% or more. Same county. Very different tax bills.

What the Data Actually Tells You
The fastest market in this analysis by a wide margin. Median days on market of just 12 tells you that buyers are ready and waiting. Homes built 1982–2022 average 1,872 sqft — smaller than other markets but priced accordingly at $234/sqft. One home sold at 103.3% of list price. The Lewisville ISD premium is real and reflected in pricing stability.
Tax advantage is genuine — Flower Mound's 1.69% combined rate (Lewisville ISD 1.117% + city 0.387% + county 0.186%) is among the lowest for any established DFW suburb with A-rated schools. No hospital district and no community college district keeps the bill lean.
The lowest combined tax rate in this analysis and one of the lowest in all of DFW for an A-rated school district. Only 47 total listings in the $400K-$450K range over the entire study period — this market is tight and liquid when properly priced. Median sale-to-list of 99.4% confirms sellers are pricing right and buyers are paying it.
Argyle ISD's rate of 1.1727% combined with minimal city rate (many areas unincorporated) and Denton County's 0.186% produces the leanest combined tax load in this comparison. A $430,000 home in Argyle carries roughly $2,000 to $2,500 less in annual taxes than a comparable McKinney home — every year you own it.
McKinney is the most liquid $400K market in North Texas — 285 total listings and 127 closed sales in the study period dwarfs every other market here. That depth is both a strength and a caution. The variety is enormous: homes from 1971 to 2026, from 1,605 to 3,261 sqft, multiple ISDs, multiple neighborhoods with wildly different characters.
Collin County's lowest county rate (0.149%) partially offsets the higher city rate. The real variable is ISD — McKinney spans multiple districts including McKinney ISD, Frisco ISD and others. Always verify which district the specific address falls in before underwriting. One outlier sold at 105.5% of list — showing pockets of genuine competition still exist.
Little Elm delivers the most square footage per dollar of any market in this analysis — 2,329 median sqft at $421,500 median. That is significantly more space than Flower Mound's 1,825 sqft at a similar price. Homes range from 2001 to 2026 vintage with a median year built of 2018 — meaning you are generally getting newer construction.
The trade-off is tax rate and school district. Little Elm ISD's 1.225% rate combined with the city's 0.550% and county's 0.186% produces the highest combined rate in this comparison at approximately 1.96%. The district is improving but is not yet in the same conversation as Argyle ISD or top Lewisville ISD campuses. Lewisville Lake access and proximity to Frisco are genuine lifestyle pluses.
