5 Things a 21-Year DFW Broker Checks When You Are Torn

Drive the commute at rush hour — not on a Saturday morning
The single most common source of buyer’s remorse in DFW is a commute that looked manageable on paper and became miserable in reality. Drive both routes on a Tuesday at 7:30am before you decide.

Look up the school district rating even if you do not have kids
School district quality is one of the most reliable drivers of long-term home value in DFW. A home zoned to a top-rated district will almost always be easier to sell and more resilient during market slowdowns.

Ask when the HVAC and roof were last replaced
In Texas, HVAC systems work hard. A unit over 12 years old is a replacement budget item — typically $6,000 to $12,000. A roof over 15 years old is approaching the same conversation. Know what you are walking into before you make an offer.

Calculate the full monthly payment — not just the mortgage
Add property taxes, homeowner’s insurance, HOA fees and PMI if applicable. In DFW, property taxes can add $500 to $1,500+ per month depending on county and price point. The full PITI number is what you live with every month.
